There is a new home buying loan program available called the Nehemiah Program. It is designed specifically for buyers wanting to purchase a home that do not have a down payment or closing costs. Previously to Nehemiah, one of the few methods available to buyers for a no down loan was a VA loan. This new program has changed all that.

So briefly, how does it work? The Nehemiah Program provides gift funds to qualified buyers purchasing homes using eligible loan programs. Closing costs can be included as part of the transaction to keep your out-of-pocket expenses at zero. It's that simple! I have used the program for the last few transactions closed and it works extremenly well.

The Nehemiah home loan program is made available and administered by the Nehemiah Home Ownership 2000 Inc., of California and is one of America's largest charitable housing organizations (see www.nehemiahcorp.org.)
